These terms govern the use of our website, the services we perform on your property, and the text messages we exchange with you about your work orders. Please read them before requesting service.
01 Acceptance of terms
These Terms and Conditions are an agreement between you and Star Property Services Inc. ("Star Property Services," "we," "us," or "our"). By using this website, submitting a quote request, authorizing work, or exchanging text messages with us, you agree to these terms. If you do not agree, please do not use the site or request service.
If you accept these terms on behalf of a company, property owner, or management entity, you confirm that you are authorized to do so.
02 Services we provide
Star Property Services provides property management support, handyman work, maintenance, and general contracting for single-family residential properties in Texas, Tennessee, Georgia, and Missouri. Our trade categories include plumbing, electrical, HVAC, general maintenance, handyman services, general contracting, and roofing.
We may decline any request that falls outside our licensing, capacity, service area, or safety standards. Nothing on this website is an offer to perform work at a fixed price; pricing is set in a written quote for each job.
03 Quotes, bids, and approvals
- Quotes and bids are based on the scope of work described to us and observed during assessment.
- A quote is an estimate for that scope. If hidden conditions appear once work begins — for example concealed water damage, non-code wiring, or structural issues — we will stop, notify you, and provide a revised amount for approval before continuing.
- Approval of a bid amount, whether in writing, by text, or verbally, authorizes us to proceed with that scope.
- Quotes remain valid for 30 days unless stated otherwise, and material price changes may require a revision.
- Any change to the approved scope is a change order and may affect price and schedule.
04 Scheduling and property access
Scheduled dates and arrival windows are estimates and may shift due to weather, parts availability, permitting, or emergencies at other properties. We will notify you of changes as early as we can.
You are responsible for providing safe, lawful access to the property at the scheduled time, including keys, codes, gate access, and restraint of pets. If our crew cannot access the property or the work area is not reasonably clear, we may reschedule and charge a trip fee.
Please give us at least 24 hours' notice to cancel or reschedule an appointment.
05 Payment terms
- Invoices are due on the terms stated on the invoice. Larger projects may require a deposit or progress payments as set out in the quote.
- Amounts owed for materials, permits, and disposal are included in the approved bid unless the quote says otherwise.
- Late balances may accrue interest and reasonable collection costs to the extent allowed by law.
- Disputed charges should be raised with us within 10 days of the invoice date so we can review them.
06 SMS text messaging terms
By opting in, you agree to receive text messages from Star Property Services Inc. relating to property management, maintenance, and project updates. These are service messages tied to your account or work order — not marketing campaigns.
Program description
Messages may include work order details, project bids and approved amounts, maintenance scheduling and confirmations, service completion notices, follow-up on open tickets, and photo attachments relating to ongoing projects or repairs.
How to opt in
You may opt in by checking the consent box on our website contact or quote request form, by submitting a service request ticket, by verbally authorizing text communication when scheduling a work order over the phone or in person, or by sending us an inbound text message. You can also text START or YES to our number to subscribe.
Consent to receive text messages is not a condition of purchasing any goods or services from us.
Message frequency and cost
Message frequency varies depending on the activity on your work orders. Message and data rates may apply. Charges come from your mobile carrier, not from us; check your plan for details.
Keywords
Carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission from your wireless service provider and is not guaranteed by Star Property Services Inc.
Supported carriers include AT&T, Verizon Wireless, T-Mobile, Sprint, Boost, U.S. Cellular, MetroPCS, Cricket, Virgin Mobile, and other participating carriers. Service may not be available on all carriers or devices.
You agree to notify us if you change or give up the mobile number you provided, so that we do not send messages to a person who has not consented. Do not send emergency requests by text — if there is a fire, gas leak, active flooding, or any risk to life or safety, call 911 first, then call us at (469) 915-9977.
How we handle the phone numbers and consent records in this program is described in our Privacy Policy. In short: mobile information is never shared with third parties or affiliates for marketing or promotional purposes.
07 Workmanship and warranty
We complete a final walkthrough with you before a work order is closed. Please raise any concerns about the work at that point so we can address them.
We warrant our labor against defects in workmanship for the period stated on your quote or invoice. Manufacturer warranties on parts, fixtures, and materials pass through to you and are governed by the manufacturer's terms. This warranty does not cover normal wear, misuse, neglect, damage caused by others, acts of nature, or pre-existing conditions outside the approved scope of work.
08 Subcontractors and licensing
Work is performed by our crews and by licensed, insured trade partners we assign. We remain your point of contact for the job. Where a trade or project requires a permit or a licensed specialty contractor, that work will be performed and permitted accordingly.
09 Limitation of liability
To the fullest extent permitted by law, Star Property Services Inc. is not liable for indirect, incidental, special, or consequential damages, including lost rent, lost profits, or loss of use, arising from our services, this website, or our text messaging program. Our total liability for any claim relating to a job will not exceed the amount paid to us for that job.
Nothing in these terms limits liability that cannot be limited under applicable law, including liability for gross negligence or willful misconduct.
10 Use of this website
The content, logo, text, and design of this website belong to Star Property Services Inc. and may not be copied or reused without permission. You agree not to submit false information, misuse the quote form, or attempt to disrupt the site. Information on the site is provided for general reference and does not replace a written quote or a licensed professional's assessment of your property.
11 Privacy
Our Privacy Policy explains what we collect, how we use it, and the limits we place on sharing. It forms part of these terms.
12 Governing law and disputes
These terms are governed by the laws of the State of Texas, without regard to its conflict of law rules. Any dispute will be brought in the state or federal courts located in Dallas County, Texas, and both parties consent to that jurisdiction. Work performed in Tennessee, Georgia, or Missouri also remains subject to the licensing and consumer protection laws of that state.

13 Changes to these terms
We may update these terms from time to time. The effective date at the top of this page shows the current version. Continuing to use our website or services after an update means you accept the revised terms. The terms in effect when your work was approved govern that job.
